Subject: How To Make Money In Property Market!
I am a strong believer that
financial Intelligent can be taught. Character can be
mould with as we grow. I don’t come from a rich family.
My parents have inculcated one very important value that
inspires me to be who I am today. They strongly believe
it’s just how far determination, confidence, and
perseverance can get you in life, no matter if you start
from the very bottom. If you want to be successful in
life you must believe that there’s no limit in what we
want to achieve. Believe in yourself and you can do
miracle. |

My dad worked for my uncle
as a construction supervisor while he was in his
twenties. Life was quite all right at that point of time
when my dad still make quite a good living. But our life
change dramatically when I was 5 years old. Due to my
dad bad habit of having late night session for mahjong
game, smoking and drinking. He was diagnosed with kidney
failure, which not only change his life but our life
too.
My dad needs to quit his
construction job and to seek for a job that caters to
his medical condition, as he needs to go dialysis for 3
times a week. Fortunately, my parents were able to get a
stall to become a hawker and make a living selling
hawker food.
Since young I was forced to
be independent and need to take care of myself cause
most of the time there wouldn’t be anyone at home as my
mum need to run the stall on her own when my dad is off
for the dialysis treatment. Since young I have learnt
how to take care of my family and myself. My 3 other
siblings and I were required to go to stall to help at
the stall since very young age. Hence, from there I have
understood the value of money and the importance of
insurance. Life was hard then. My sister been the elder
(at 9 years old) has to go to the stall to help out with
my mum for almost everyday even though she was still
schooling. Although me and my 2 other brothers were too
young to understand certain things but deep inside us we
know that our family is very different from others. We
seldom have new clothes to wear or new textbook.
Usually, we will get those used one from our relatives
and that how we managed to complete our primary
education. Life was tough, but my parents were strong
believer in education though they are not educated.
To be frank I’m not good at
studying. I’m not a scholar and quite lazy when it comes
to study. I was a normal stream student in secondary
school and was lucky to score well enough for my O level
to get into JC. Nevertheless I didn’t do well for my A
level took twice for it. I was quite devastated that I
was unable to get into local university. I thought that
it I wouldn’t be able to complete my tertiary study
cause my family as not able to send me oversea to study.
My family has made a very critical decision to sell our
HDB flat in order to raise enough fund for me to
complete my study. Thought I was doing part time job to
finance my own expenses it was still not enough for my
tertiary education. I was forced to be more mature then
my peer having know that my family sacrifice so much in
order to let me complete my studies. Understand the
sacrifice that my family did. I tell myself that I can’t
let them down. Which motivates me to work extremely hard
to complete my studies. But also to achieve great height
when I come out to work.
After obtaining Bachelor
Degree in Banking & Finance in 2002. Through my contact
in my university I was fortunate enough to get my first
job as a Mortgage Consultant with the help of a Senior
in my university. He was one of my best mentors while I
was in my banking days. Having the opportunity to work
in the mortgage department I get to learn the ropes of
mortgage loan structuring and also an inside view of how
property investors buy/sell/hold/flip properties and
make a cool capital gain out of it. Since young I have
been looking for opportunity to make a lot of money so
that I can repay my family and provide them with the
best for what they have scarified for me.
While I was in the mortgage
department I see that property investment can be one of
the financial tool that I can achieve my dream of
provide a better life for my family. Even though I was
earning only a mere S$1500 per month I always question
my self how am I going to invest I property if I don’t
even have the first 1% down payment?
However, earning S$1500 was
not what I most concern with. I am more concern with
whom I am going to learn from if I were to venture into
property investment. I seize any opportunities to learn
more about the secret of property investment. I go
around asking colleague who are very experienced in loan
structuring anyhow difficult cases are been handled. I
ask customers how they use property investment to
accelerate their financial status. I even go all the way
to pester my customer to teach me the secret of property
investment. But I was rejected for umpteen time cause to
them its their trade secret they wouldn’t want to you to
let you know how they do it. Although I was rejected
many time. I tell myself that I will not give up till
the day my customer share the secret with me. True
enough after two solid year of pestering my customer was
touch by my sincerity to excel in property investment.
He finally agreed to show me the secret of property
investment. But his condition is that I must be his
partner in order for him to share the secret with me. He
told me I don’t need any cash from me to start my first
property investment. In order to be his partner I must
give him three things. My Identity Card, salary slip and
signature. He said "I give you three days to consider
and you let me know whether you are willing to accept my
conditions."
Initially, I thought he was
kiddy me to come up with such a request. What’s
triggered me to accept his condition was a book called
"The Rich Dad, Poor Dad" that I remembered that you can
buy property with No money down and that when I start
realized that it’s actually applicable in Singapore
context too. That how I start my first property
investment and continually learning the rope of property
investment which accelerated my learning curve steeply
and multiply into an multi million portfolio in less
than 5 years.
Although I might be better
then my peer of same age. I always believe that we
should continue to educate ourselves in any aspect by
learning from other through books, seminar, mentor and
etc. So that we can enhance our knowledge and apply it
to bring myself to a higher level. We must remember even
if you are a scholar in whatever field once you stop
educating/ upgrade yourself you are been uneducated and
you will never be able to achieve greater height. See
you on top for those who understand what I meant and for
those who not just want to change your life but also
have the dream to change the life of people around you.
